Resort Policies & Rules

Valley Glen RV Resort is a family friendly park. To make your stay as enjoyable as possible, adherence to our policies and cooperation with staff is a requirement for all guests.

Reservations

  • Reservation payments are due in full at time of booking. Refunds will be given in full for cancellations 14 days out or more and 50% refunds for cancellations less than 14 days out. Cancellations less than 5 days out are non-refundable.
  • Credit and debit card transactions are subject to a 3% processing fee.
  • Rates are for max of 2 adults and 2 children per site (additional guests: $5 per person per night). Please see monthly guest info under RV Sites for additional guests and pet fees for stays over 30 days.
  • Nightly and weekly reservations may be made online, in person or by phone. Monthly reservations or stays longer than 30 days must be made in person or over the phone only and are subject to a criminal background check.

RVs and Sites

  • All RVs must be in good condition and operational. RVs over 12 years old must be approved by management (photos accepted). No RV or vehicle repairs permitted at your site unless by prior management approval.
  • A maximum of 2 personal vehicles are allowed per site. Parking is available beside each back-in pad or in front and behind each pull-through site. Please no parking on the grass or roadways. Temporary overflow parking is available near the playground and dog park. 
  • All outdoor storage must be in storage containers or concealed under your RV. No clotheslines, appliances, large equipment or tools allowed outside at sites. Please see manager for approval of any outdoor furniture, ramps or signage. No political or offensive signs are allowed.
  • Please do not place rugs, mats or vehicles on grass to allow for lawn care.
  • RV hand-washing only, no hose washing at sites

Pets

  • Pets are loved and welcome here at Valley Glen. For their safety and our guests, please follow a few simple rules.
  • Friendly pets are welcome off leash in our fenced dog park. Please keep pets leashed when outside of this area or your RV. This is a rural setting and wildlife may be present in the area.
  • Please clean up after your pet, including at your site. Pet-waste stations are placed throughout the park for your convenience. 
  • Chaining or tying pets up outside is cruel and is not allowed. One warning will be issued, additional violations may result in animal control being called.
  • Aggressive pets or excessive barking are not allowed.

Clubhouse Rules

  • Lounge (9am-9pm) Our roomy and modern lounge is available for the enjoyment of our guests. Please use your access code for entry. Please be respectful of the property and other guests when you are inside. Cleaning supplies are located under the kitchen sink, please clean up any messes that you make. The refrigerator is for shared use and will be emptied every Friday of perishables. Our TV is available for use but please no offensive programming or excessive volume.
  • Restrooms/Showers (7am-9pm) Private, modern bathrooms with showers are provided for your convenience using your building access code. We have 4 full bathrooms for use with one universally accessible bathroom/shower available. Please remember these are communal spaces and keep them clean for each other. Showers are cleaned and disinfected once daily.
  • No washing of pets or dishes in bathrooms. Absolutely NO hair dye.
  • We are on a septic system and our plumbing is delicate. Please do NOT place anything other than toilet paper and human waste in the toilets.
  • Laundry Room (7am-9pm) Our laundry room is open from 7 am to 9 pm. We have coin operated machines with 5 sets of stacked machines and one set of side-by-side machines for universal access. There is a bill changer and detergent dispenser available.
  • Pool: Our gorgeous swimming pool is open from May to September, actual dates may vary depending on weather. Pool rules are posted in the pool area.
  • No lifeguard is on duty in pool area. Swimming and entering area is at your own risk.

Utilities

  • Electricity, water and sewer are available at each site. Pedestals include 30/50-amp and 110v electric outlets. Monthly guests are billed for metered electric usage each month.
  • We have an ample amount of hi-speed Wifi with multiple wired access points throughout the park, a few sites are a little slower than most. If you are having trouble, please let us know and we may be able to move you closer to an access point. Please be mindful of your (teenagers) streaming usage. If a site is using an excessive amount of data and causing significant slowdowns, they may be asked to reduce usage.
  • Approved sewer connections are required and must be free of leaks. Any sewer leaks at sites will incur a $50 clean up fee. No grey water discharge onto the ground. We are on a septic system so please be mindful of what you put down the drain. No food, grease or oils in the drains and please do not let your children put toys, diapers, rocks, sticks, insects or animals (it happens) into the septic hook-ups at open sites.

Weather & Safety

  • North Texas can occasionally get very cold in winter. If temps are forecast to be <32 degrees F, Valley Glen may post freeze warning signs/messages and guest instructions. These may include draining and disconnecting water and sewer hoses. Water may be shut off briefly to sites during hard freezes. Heated water hoses are required during winter for long-term guests.
  • High winds and tornadoes are possible in North Texas any time of year. Our clubhouse will be open for shelter if tornado watches are in effect for the area.
  • All sites have 2 in-concrete steel anchors with rings for added stability during hi-winds. Please bring your own nylon straps to secure your RV’s frame if you wish to use these. 
  • Our nature trail and wildflower area are open year-round but may be closed if heavy rainfall is expected due to possible fast-moving water and flooding. This is a natural area and possible dangers may exist. Additional info and rules are posted at the entrance near the creek bridge.

Trash

  • Dumpsters are provided at the south end of the property near the front.
  •  Please bag all trash. Boxes must be broken down.
  • No furniture, mattresses or appliances.
  • Please do not put trash outside of the dumpsters. Notify management if dumpsters are full.

Guest Expectations

  • A speed limit of 5 MPH is enforced in all areas of the park. Violators will be warned and may be asked to leave the park for repeated offenses.
  • Quiet hours are from 10 pm to 8 am.
  • Parents/guardians are responsible for their children. Children under 15 must be supervised at all times.
  • Damage to resort property will be charged to the responsible guest.
  • No fireworks on property. No open flames except in designated community fire pit and grill.
  • No public display of firearms or smoking in public areas.
  • No loud music or large gatherings except with prior management approval or for resort sanctioned events.
  • Any police-related incident (except medical emergencies) may result in dismissal from the resort of offending parties by management/police without refunds.
  • Security cameras are in use throughout the park and clubhouse and are monitored and recorded.
  • Each guest/parent/legal guardian agrees not to hold Valley Glen RV Resort LLC and it's staff liable for any injuries, illness, or damage/theft of personal property on resort premises.

Check-In / Check-Out

  • Check-in is 2:00pm and check-out is 11:00am.
  • Early check-in or late check-out may be available for an extra fee.
